NEED HELP ON FIRST DEAL!!!

Hey everyone! I just joined the bigger pockets community and am excited to learn and, hopefully, give info back into the community. I have a multi family deal in Erie, PA that I am about to put an offer in for but have a few questions:

1. What do I put as contingencies in the offer? I want to do an inspection and a rent roll but are there other things to add as contingencies?

2. I love the deal but have been struggling with financing the upfront cost. What are the best options to finance a BRRRR without doing an FHA 203k? Is seller financing possible?

Any help would be greatly appreciated! Looking forward to learning from yall!!
