Update-She is still in the same unit, paying an extra fee to be month to month.I currently have 6 apartments, this is the only one with dogs, and only because she already lived there with the dogs when we bought the triplex.

The allure of vacation rental property seems to surpass the mundane of just regular old rental property not at a great location.The mystic of resort property is so much stronger that people who would not buy rental property end up buying vacation property and rationalize the expenditure by saying that they'll get to vacation at their own place AND get renters to essentially pay for their vacations.

In the heartland, rent yields are so high on the types of properties that Matt describes that you can easily structure the buyer's LC payment to be quite a bit less than the rent would be, even with a sales price that is 50-100% more than you just recently spent to acquire the property, with a rate of 9-10%, and with a fully amortizing 10-15 year note.Most folks that do this that I'm aware of do little or no work to the property beyond very basic habitability standard, they are sold as moderate fixer-uppers to folks that have the skills or connections to make the necessary repairs and updates.

I will likely update my lease to have a simple $35 late fee after the 4th and on the 5th automatically post pay or quit notices and just play hardball.

Come to find out after that the amount due every month changes, so now its in foreclosure despite my regular payments of what I thought was the amount due.I need to refi it into my name so I can stabilize the payments.
