Getting information on vacant properties?

Good Evening BP!

I'm currently in the process of getting by RE license. My goal is to eventually buy and hold but I have been thinking of wholesaling in the meantime to gain capital.

I went around San Diego (92126) the other day and took note of several houses that seem vacant and/or unkept. That particular area seems to have a high number of houses that are currently being remodeled or have recently been remodeled. Bottom line is that area seems very active.

I found out through the forums that I can get the owners info from the tax assessors office. I also found sites such as propertyshark and homeinfomax that also provide details. My questions are:

1 Which of these options seem to work best?
2 Is calling preferred over mailing when you're looking at a specific property?
3 What other information would you look for if available before making a call?

Any insights would be greatly appreciated. Thanks for reading!

I wouldn't worry about digging up info until you actually talk to someone. It's a matter if using time wisely. Even if you only spend 20 minutes looking, multiply that by 3 and there went an hour.

Check for motivation, you don't need to close on the first call.
