To try and get the smell out I had a contractor rent a tile steamer, I had an AC guy come clean out all of the vents and I had the entire interior painted... and it still smells AWFUL!

Conversations with a couple of interior designers both saying the same thing. 

Interior needs to be remodeled and roof needs a little work as well.

Needs interior paint; PM says the contractor he uses is months out for painting.

I'll say that this style + an interior finish level that matches it will be tough to bring in at this price (approx $178/sq ft) factoring in the lot UNLESS you are locationally agnostic.Zoning, too, will be an issue if you're looking at putting this within city limits, which is one of the reasons my doubts lie in the lot costs. 

I have recently come across an opportunity to purchase an 8 unit portfolio from a real estate investor. 7/8 of the properties have recently had the interiors renovated and all of them are currently filled with tenants.

The house is a crawlspace and they will not need access to the interior as far as I know.

The building was in need of repair across the board from interior to landscaping... the prior owners were paying for electricity out of pocket so prioritized that as the first 'fix.'

The home is painted brick, side-by-side on their own water and electric meters, new roof, new hvac, new interior.
