Look for Builder (or recommendation) for 4-plex in the OKC area
Hello,
I've reached out to some builders in the OKC area but would like to leverage the Bigger Pockets community for recommendations.
I'm interested in building a Quadplex in Oklahoma City, most existing quadplexes don't quite meet the criteria I'm looking for.
* I'm building for durability (1st-floor polished concrete, 2nd floor some sort of durable flooring (not wood), each unit painted the same, amenities are not luxury but not cheap.
* Minimal landscaping and plenty of parking, more cement!
* Each unit - 3 beds & 1.5 baths & 2 parking spots, approximately 1750 sq ft
* Lots are typically infill-lots so utilities should be easily accessible
* Budget approximately 1.25 million including lot.

Hi @Dan Williams, I like your vision here! I'll say that this style + an interior finish level that matches it will be tough to bring in at this price (approx $178/sq ft) factoring in the lot UNLESS you are locationally agnostic.
Zoning, too, will be an issue if you're looking at putting this within city limits, which is one of the reasons my doubts lie in the lot costs. You'll likely need to knock down an existing quad or something with higher density zoning OR get a SPUD approved on a different lot, which will likely still need to meet the OKC minimum lot sizes, setbacks, etc.
Not including the lot I think the budget is feasible or beatable with at least 2 of the contractors I work with. DM me if that's useful to you.
