I love Google Keep for quick notes or photos on my phone or web.

In your market area there has to be some way to list and post rental units... start searching that web site to find comparables.

Usually, I just write those deals off though as I know I can't compete with an owner occupant so I rarely get deals that go to multiple bid scenarios.That being said, the last one that I got that on , I bumped my offer by changing my EM from 1k to 5k and changing the closing period from 30 days to 21 days.

I can get em rented in 2 to 5 showings.
