The fear of buying a relatively high end appliance only to have to replace a year or two later because it has a greater propensity to show the wear than a less expensive black or white applianceThat being said if the rents justify or even require a certain lvl of finishes then that's what you put in the home.

So I'm definitely putting a vote onto your side of the coin, only because you could easily put in a heck of a lot of hassle to get something local and end up with minimal to no to negative returns on it once you have renters in.

When it all comes down to it you're running a business and without paying tenants you are losing money in your business so in retrospect you need to get rid of those who can't pay and put in those who can to keep your business running.So no you're not a jerk.

We also put in the lease that if they paid on time, without fail every month, and didn't violate any other terms of their lease for 1 year, we would refund a portion of the security deposit, which we did because they've been great tenants.The last tenant we just placed also paid a slightly higher deposit great than one month's rent.

Also, in houses carpet is usually put in over padding, whereas commercial carpet is often glued to the concrete floors, or may have a very thin pad (though more expensive than what's usually used in homes) All of this makes shampooing commercial carpet, and cleaning much easier.
