How Do YOU "Low Ball" an Offer and Not Offend?
When you offer to purchase a property from a homeowner - what's your best strategy for offering a price much lower than what they are asking (and avoid offending them?)

Assuming there is no Realtor (even if there is) or any big rush, document the offer with comps and costs to repair/estimates. It's just math and you need to tacticfully bring them to reality. If they refuse to see the numbers, they aren't motivated. To go lower, you need to explain you're in the business, what your costs are to turn it and make a reasonable profit just as any other investor would do. :)
