The 2017 Tax Cuts and Job act allows you to fully depreciate those assets in the first year of owning the building rather than waiting and depreciating them over their useful life.Example: Let’s say you purchased a building for $100,000, you could deduct approximately $30,000 immediately utilizing the 100% bonus depreciation rule.

Ok, not sure about DC, but in PGC, the number you see on their website is the what they will pay, and this has an assumption that the landlord is paying all utilities.

We have reason to believe that they are doing this to ALL guests in hopes of there being negative reviews and having it impact our ability to utilize it as a short term rental.

There's assistance with utilities and even phone in some areas.

I've seen anything from 1.6% in unincorporated Travis County to nearly 3% in areas with special utility assessments, etc. 

I would recommend using the 0 down as that's the main benefit when utilizing a VA loan.Thoughts on house hacking / living with friends?
