You can reduce that expense ratio by doing your own property management and your own maintenance, but ultimately your time is going to be worth something, and that should probably be taken into account.Also, a lot newer investors believe that their numbers won't be anywhere close to 50% because their units are in good shape and are many years from needing major work.
