As a REO purchase, you should have also had to include a proof of funds, such as a pre-approval from your lender and/or bank statements showing you have the down payment available.

If you application includes a statement giving you permission to investigate their employment and prior residences then a faxed copy of the application usually suffices.

If he netted more than the HUD-1 settlement statement showed, by not mentioning the deposits, and if it's his opinion that the money is from the sale, then he has a problem in his HUD-1 and not showing the true closing costs and disbursements on that form is a violation of federal law.

Additionally you can have a pre-made printed statement which includes (date, time, and what was witnessed) for a friend or witness to sign stating they read the notice and witnessed you seal and secure (duct tape) it to the main entry point of the house.

She doesn't provide statements on time, usually a few months late after lots of reminders/hassles, doesn't give feedback on how the properties are performing, doesn't deposit rental money, etc.
