It seems we never hear stories of successful turnkey exits, but I am sure they happen.I suppose that I tend to prefer investments with high barriers of entry either in location or product type with a value-add component, so it may just be hard to see the real appeal here.

For that kind of plan the things I would caution you on are:- If it is not owner occupied you generally are not going to be able to get any construction component to the actual mortgage.

Sometimes online references can't be trusted because I've had a dozen or so people ask that of me on another social website that I network on and I've politely declined due to the fact I haven't done any business with them to submit a valid referral.

Microsoft office(excel & word)- I create spreadsheet for just about everything. buyers list, leads list, wholesale calculator rental calculator, side-by-side ammortization reports, mail merge for mailing campaigns.Photoshop- I create my own logo's postcard designs, ad designs,and use them for social media, backpage oodle, craigslist etc...then there is the tax assessor site for my county and of coarse google!

They made it socially unacceptable to trash up the streets.Most people frown on those that use them, they painted these illegal sign users as fly by nights, scammers, unlicensed law breakers that should not be trusted.

I've been very encouraged recently by the younger people I've had discussions with (late 20s, early 30s) as they really seem to understand fiscal responsibility along with protecting social freedoms while understanding the need for a minimal safety net for the less fortunate, are focused on improving their country, and I like the direction they are headed in.
