Is it possible to get a conventional loan to fund this type of project?

I have considered any and every expense associated with the project, including credit card/paypal fee's, credit card interest payments, travel expenses.

At that time the rate and terms were better individually than through the LLC for a construction project, so I did the loan in my personal name and transferred it to the LLC for liability purposes.  

Other than that, bank branches are typically good projects because of their locations and parking.

How do you manage projects and properties from a distance?

We have multiple projects that we are working on, ranging from full gut reno's, to smaller fix-and-flips, that we could use additional contractors to expedite and grow our company.

From close of escrow (COE) at purchase to COE at sale, it was 11 months to complete this project.

And if you are going to do that project then you can go ahead and move forward and get the equity.

Most plans seems to cover basics, but should I be cautious about hiring daily workers (i.e. front of Home Depot,..)my project is in San Bernardino County (California) area. 

A roof or major mechanical replacement is not all the sudden less because the property costs less, so the % marker gets majorly skewed.When you inspect the actual property you will have a better idea of what to have set aside for Cap Ex and other reserves like repairs and vacancy.
