The building is a 6-stories, consisting of 24-units one-bedroom units and is organized as a coop—so essentially the deal is to purchase 1/12th shares in the coop.I would be purchasing these two units to combine and occupy as my primary residence; however the individual apartments in the building change hands fairly often as pied-a-terre residences.

Then when my friend and I organized a Christmas party to meet single girls, my wife skipped a party she planned on going originally to attend ours because she had a little cold, and her friend giving that party had a newborn.

I have called at least five companies and tracked this in an excel spreadsheet to help me stay organized.

It takes knowledge, MONEY, organization, and the ability to CLOSE.You are competing against companies spending $10k+ on marketing, etc.

Is anyone aware of a good, free or cheap spreadsheet to help organize this endeavor? 

These organizations are holding the loan themselves as part of their own portfolios.

Don't get me wrong, I stay liquid, but it's not organized.
