Portfolio Lending Definition Please

Can someone please define portfolio lending for me. I am reading conflicting posts. I need to purchase several properties in a new market area to satisfy a 1031 exchange. I am retired and will not qualify for a conventional loan. Will a portfolio loan help to finance 4-5 properties at once? Thank you,

part of the confusion may be because "portfolio loan", in addition to the way @Fred Shatzoff correctly used it, is also used to describe loans that an individual bank will keep in its portfolio of loans that it does not immediately sell/layoff to fannie and freddie. Since they don't have to worry about conforming provisions they can be more flexible.
