I go to La Paz and La Ventana quite frequently, so we have a shared love for the region.Seems like we have a few things to talk about.  

I am not advising this because it would be a pain in the *** moving that frequently, i was just making a point on how that works.  

There are many other good ones out there that have been mentioned frequently on the forums. 

I have looked at Dallas, San Antonio, Indy, Florida, etc.Obviously, I could leverage into many more rental homes in a variety of markets, but I am a part-time investor and doubt my ability to find great deals in out-of-state markets, especially under the time constraints of a 1031.  

Bob,At the risk of catching-one for stepping into the dance between you and Ben, I would offer up that the amount of rent being paid is the same, or close enough not to account for the heat being included {it's never free ;-)}, due to the business model of the current owner and the appetite of the market.We encountered this phenomenon quite frequently when looking at 30-40yr+ old properties.  

This will be accomplished in a variety of forms.
