As a direct result, there ARE too many wannabe wholesalers, even here on BP, who are relying on the weaknesses of Courts and Contracts, so they can say whatever they like to Sellers (as encouraged by non-accountable "yes-you-can-gurus"), believing they can just walk away by saying "oops" after they can't find an ACTUAL Buyer, while never having intention or ability to buy it themselves!

I encourage all landlords to research their applicants in the court records in the location where the applicant lives, as well as on google and social media sites.

David BarlowAs a multifamily only investor I admit I'm biased, but, if you plan on getting less hands off I would encourage you to start shifting into multi. as the econonies of scale are there to justify professional 3rd party management which I do on all of my properties.
