That will depend on the language in the wholesaler's offer to the owner - if they have an inspection contingency etc etc, and their relationship with the owner.What could be done is that your nicely printed proposal for 16k could work its way to the owner, and drop all prices (wholesaler's and yours) accordingly.

What I usually do is only display the really heavy stuff - murder, armed robbery, etc - to get a better idea of how rough a neighborhood is.Some stuff from another post I wrote, about actually visiting the neighborhood:Do other houses have bars on the windows or "cages" over the outside A/C units?

@Wayne Brooks   In CA not only does the deed need to be notarized  the Notary must also get a thumb print of who is signing the deed.
