First year in commercial real estate sales.

I just started as an investment sales associate at a commercial real estate firm. How can I stand out in commercial real estate from all the other brokers? 

What are some methods in addition to cold calling to find motivated seller leads?

 Find the best broker at your firm, and shadow them.  Make the dials, deal with rejection, hone your pitch, and success will follow.  

Also read any RE sales books you can.  There are tons of lists here. 

My favorite book when I started in sales was 'Winning Through Intimidation' by Robert J Ringer.  Hard to find now, as it is out of print.
