Get signed up with a credit check company and if you are uncertain about a applicant post their general info on here and you will get opinions.Basicly you tell agents you expect full disclosure or they can piss off, Best to not use real estate agents at all.

There are a lot of tools out there which can help to automate some of this process for you (ie. uses the property address to pull that local residential lease, including all of the necessary clauses, disclosures, and pamphlets).

Remember, anything you can find during due diligence process can be potentially used as a leverage to further negotiate the purchase price, especially if it is a high cost item that was not in disclosure.
