I found out there is a current mortgage, talked with the company, but they won't give me any info because I'm not authorized. 

This I am not opposed to as the properties I am looking at are very close to where I rent currently.- Are there any tools out there that could potentially project what the property could rent for?

We have had our 'come to Jesus' issues-fire and flood and old buildings-but so far everything has gotten resolved with some old fashioned give and take. 

Aside from RE (but business goals related) I'd like to do financial advising on a consulting basis, am currently getting my CFP, and have been pursuing financial independence for six years and hope to be FI within the next 3-5 years.I'd love a mastermind group that can discuss real estate and business/investing goals and progress, be inspired by others successes, and learn from one another.

I've been in real estate since 2015 and currently offer accounting services to investors.

There is a lot of new construction in the area currently which will start to saturate the market some. 

For my 2nd home that my wife and I currently live in, we were able to obtain a 5.5% rate through the builder DR Horton for a new home.
