I can't imagine a more frustrating and dangerous scenario than to try to invest in an unfamiliar area that meets your financial proformas but where you don't know anybody, have access to on and off market opportunities, have relationships with trades people and property managers.

I will just inform the tenants to keep their stuff on the first and second level while they finish the bedrooms upstairs. if there is a delay hopefully it will just be 1 day of not having access to the bedroom.thanks again for the advice I'm sure you all just put money in my pocket by keeping me from putting carpet back down.

I would really like to invest in multifamily properties but I know that is a big leap as a beginner so I plan to first start off with single family properties and transition into multi family properties and maybe commercial(who knows).I am mainly looking at properties in and around houston for investing.

If you know a commercial agent that can find sales comps in your area at a lower cap rate you should be able to show appraiser the value.

I am now mobile, and the business does not have a physical presence, so we effectively have no physical presence in our state of Oregon except for commercial offices which are empty and lease expires August 31st.
