In an index fund, you're many, many levels away from actively managing those businesses, thus your returns are eaten up by employees you must pay to manage the business, boards of directors, executives, then of course, your brokerage who packages all of those companies together to make your index fund.  

I found nice executive houses for between $2000-2500 per month.

Simple in theory and if executed well can be a fantastic way to build a portfolio.

Trnafering the property to the llc would have been my first choice, but unfortunately after contacting the bank that holds the mortgage, they informed me that transferring the deed to the LLC is not allowed under their contract, and that if I did, it could execute a pay off clause.

The key I find that helps me in addition to education from books, webinars, podcasts... is meeting people face to face and interact with like minded people and then execute what I learned as much as possible. 

It all depends, as long as no deals are made, or contracts are signed, your ok, but the legality of executing a contract under the influence is frowned upon by Wisconsin Courts.

When you have a Contract for Purchase, you have a position that everyone in town will assist you to execute.
