I've seen dozens and dozens of investors over-analyze themselves out of so many small MF deals I can't count any longer...If you must analyze residential property, cash-on-cash is the only real measure...but it's limited...it simply lets us compare apples to apples so we can determine the best use of our limited capital.

The app allows you to now modify pick up location but then do I call the uber driver once I've initiated the trip?

drive for $ use an app called land glide or deal machine and it will tell you which owners don't live in the properties that you see. 

$20K profit in a year would be some serious cash on cash return (40%).If you would rather look at it a different way and ignore the financing to make apples to apples amongst properties, use cap rate of the net income over the purchase price.
