Vacant duplex very close to Churchill - air bnb for derby?

I have a duplex blocks from Churchill on the northeast side. I could write a whole different post about why it's vacant but it is. At this point in the year should I delist it and air bnb it for derby? It's 2 2br units, nothing special but newly rehabbed and clean, expect it to rent for $600 to give an idea of quality. Anyone have experience with derby rentals? I would need to rent furniture too. Thanks!

Also, I believe as of March 1st, 2019, Planning & Zoning for Jefferson Co now has a more strict ordinance for short-term rentals which will require some variation of a Conditional Use Permit (CUP) regardless if the property is your primary residence or not. 

Funny - I was actually there yesterday filing the paperwork (pre-app for CUP) for a property of mine within a stone's throw of Churchill. It won't be ready in time for Derby, but eventually it would make a killer Airbnb given the proximity to UofL, the baseball stadium and Churchill Downs. There's some serious money to be made around there that time of year if you do it right!
