For what it's worth I am in the process of my refinance and the appraiser gave my studio ADU $45,000 in value. 

We also have some impressively strong job growth carried by Amazon, Dollar General and ABC Supply Co.

Amazon Prime is absolutely your friend.  

It is basically studio size and I think I could get between $500-$700 in monthly rent if I purchased it.

I know that the south side is where the cheapest homes are but the schools suck , so I assume that would be the c/d areas in most parts , I like the Campbellton area near the new Tyler Perry Studios , things are so hot over there a bando would cost 75-100k & still need 65k in repairs .
