hello everyone,here is the deal there's a person selling 2 apartment buildings totaling 25 unit at an asking price of 425k a piece. my only experience has been purchasing properties cash or with a 30% down payment commercial loan. my insurance agent happens to know these people and suggested a land contract.

I called 8 of them today and NOT one answered the phone and more glaringly one of them the number did not work.Just a gentle suggestion for those starting out at least and or until you have enough deal flow.. but I highly recommend you answer live.and of course double check that your phone is working..

Well since you have already started and got your foot in the door to real estate investing I might suggest you make your next one a small multifamily like from 2 to 4 units , live in one and rent out all the other units.

I personally don’t love CashMoneyDough from a marketing or branding perspective and would suggest either using your surname or something else that conveys the message of what you actually do more clearly.

I would suggest to refi and leverage the capital to buy a few rentals as you will have the funds for multiple down payments.

Your loss as a result.You can try to take the tenant to court to collect but based on the fact that you neglected your property I would suggest that you just do the necessary repairs and sell the property.
