I was looking at purchasing beach front raw land down in here in FL recently and while everyone loved my initial business plan, every layer or due diligence displayed another 100k of Capitol that I didn't anticipate because of zoning, environmental, and regulatory restrictions regarding development of said land.I know you own the land, but have you researched the regulations surrounding the base?

I don't see how a state could regulate the maintenance terms of a lease.Thats like saying a state could regulate that I have to plow the driveway for snow and can't have the tenant do it.Ultimately, if you want to stick all maintenance repairs with the tenant, you can do that.

My rough criteria is very strict and I think it pretty much guarantees a profitable criteria. 1) Pay 20-35% of the 2006 peak price of the property.

In northern California (even in the East Bay), it can cost upwards of $250/sf to build new construction, and you won't be able to get pretty much anything done for $10/sf, and probably won't be able to get much done for $30/sf.Material costs on the west coast are higher, insurance costs in CA are through the roof, regulation is crazy and lots of other stuff contribute to the high costs -- but it all boils down to the fact that prices are much, much higher in California than most of the country.I actually disagree with the $10/$20/$30 even in cheaper parts of the country.
