This is why any PM worth their salt has income, criminal and credit requirements for tenants- they give you information about how reliable an applicant is without touching on any protected classes.

However, the main dilemma is in the valuation of the Realty Corp buy-in and buy-out because from what I understand, the medical office would be much more valuable with a 7 year lease in place (and the tenant is reliable and reputable) than if there is only a few months left in the lease or no lease at all since the market.

It took a while to find a hard money lender and GC that are reliable but I’m now at a place where I have a winning team.

It's not clear if you are depending on this to be very reliable and stable or not...but if you are then that could be a problem for you.On the other hand, maybe your situation is that you can make a lot more money by focusing on something else other than directly owning real estate.
