I feel that I have quite a good understanding and relationship with both tenants and speak to them regularly and so far I believe both tenants are happy - they have both said they are anyway! 

They don't work a "job" so they have the time to source the best foods, get 9 hours of sleep every night, get regular massages, etc.

If the numbers don't work, get out of the deal by exercising the inspection contingency that's (hopefully) in your contract. 

We inherited one long-term tenant that regularly paid late to the former landlord.
