So Frustrating!!! (Inherited Tenants)
I have owned my first rental property (triplex) for 3 months, and two of the units have been late every month- like a couple of weeks late each month. The previous landlord was VERY lax. Every month we call and it's one excuse after another.
So tomorrow we will serve our first 3-day notices to both units, and likely will have to fight the eviction battle... both units have families (children). What kind of person puts their children in a position to lose their home???? I just don't get it.
Clearly the lesson learned here is if rent isn't received on the 1st, we need to post the 3-day on the 2nd.
No question here, just venting I guess...

Have they still paid each month? If you are getting a late fee...and you better be...at least that is some consulation.
