That's not my cup of tea and also very risky and capex may exceed cash flow if you don't spend enough on rehab up front.My last few personal purchases all involved circumstances that gave me an edge: at this point I look for properties that need minimal work: instead of a 6 months rehab, I already get 5 months of rent.

I personally like Kissimmee because it can be very lucrative but it can be a difficult market - you'd have to knock the design and amenities out of the park, because if you don't, there are thousands of rentals that do and you'll fall to the wayside.

If a seller has a FHA loan you need to write in your contract that you want to assume the note and seller has to agree to wait for the time frame to make it work (45-65 days minimum).Assumption sounds great but not if there is huge equity (property increased in value thus you need large down payment).
