I suggest you get an attorney who specializes in Construction Law - you can often get a recommendation from a regional Builders Association since attorneys are sometimes affiliate members - it should cost you less than $1000 for him/her to send a letter to the contractor stating that you have no intention of paying the fee, that what he is trying to do is an act of fraud and extortion, and that you (the lawyer) will report the actions to the local construction licensing board and state attorney general.

Two months not posting a 3 day informed the tenants that they have your approval to pay late regardless of what you may have told them, actions are always stronger than words.Now that you have posted the 3 day this month the next time they pay late you must immediately issue another 3 day notice.

Hello George.We all as investors face the same opportunities, finding a good deal and getting it under contract for what the property is worth (taking into account financials, terms, rehab, etc.) and getting it closed, so we can turn a profit.I can only assume you are just getting started in investing based on your question (I could be wrong), so my first action item for you would be to market to these owners through post cards, letters, door knocking, email, phone, social media, etc. so you can gauge interest in selling.
