I Appreciate everyone’s input thank you so much my lowest quote now is $9700 and I’m going to try to negotiate in a auto shutoff valve while they are at it…after multiple points of views so far 10k seems to be the average.

I really think we, as landlords, have a long way to go to improve our image….. to that end I find  stunts like the above to be detrimental to the long term legal health of being a LL.
