@Scott Graham I've only made offers on short sales since January, but that is partly a function of a market oddity in my area and  I buy them for rentals so your mileage may vary.

I presume it functions to stop LLs from filing for eviction over and over each instant the rent is late, but also lets you remove a problematic tenant.

Or you could raise money from your friends and family (raising other peoples money and then investing is a core function of being an investor) and then put a deal together that makes money for your private investors (family, friends etc).

We have used VAs for many years successfully. 2 full timers who handled incoming and outgoing calls, emails, back office functions and anything we dont want to deal with...we trained them ourselves and very happy with them.
