I have never done realestate full time.I had young children and my forcus was on my family .4 months ago I went inactive.

I live in a Northern Suburb of Dallas with my Wife and young Son, as well as our 3 furry children - our Dogs.I am mostly interested in building a portfolio of rental properties, starting with single family, and then moving up to multi-family, if only for the sake of taking it slow and learning the business before attempting to purchase an apartment building. 

well yes you all are right.There's a couple who lives in sc.And the daughter and her children live in the house I'm attempting to purchase.A friend of mines was staying with the daughter in the house,and she saw the daughter,was up set.so come to find out.For 4 whole month the mortgage was not paid.So my friend ask me if I could buy it.So in order to stop forclosure, I agreed.I gave the farther a option to purchase agreement, with terms to asighn and sublet,but he want agree.

Tenant assures me he is not "living there", that he is the children's father and is there a lot but he sleeps somewhere else. 

I wouldn't want my children to share a wall with somebody who uses drugs, so I don't expect them to either.  

Alternatively, we pass the properties on to our 2 grown children. 

A lot of stains you can't see and that is what the black light is for to see every area that has been saturated or marked.Not just pets but other stains as well.If you find one area but not all of them then at first the smell will have appeared to go away but will still faintly linger and you will be frustrated trying to find it.Pets have even sprayed furniture before for cushions or solid wood. 

We both work full-time and have children.
