Hi BP community, My husband and I are new to investing and have spent the last several months educating ourselves and exploring different real estate investment types.

There are some that will also provide education so that you feel confident using the SDIRA you now have.

@Jack Michael Ineson, There is a lot of free education out there, type Wholesaling 101 on YouTube and you will get a basic understanding of this industry.

Continually educating yourself along the way is huge.

Educate yourself and find/hire mentors.

What if, the experience that the new investor gained over time by educating himself gave him the ability to find deals in apartment buildings but still never physically experienced it and one day he decides to connect with the type of people that could make this project come together, like a general contractor, property management, real estate attorney, real estate broker, CPA, and a private lender but know in the middle of the loan application he lacks having a track record.

Watch as many videos as you can and educate yourself. 

I spend about $3,000 per year just to keep my license current and have to do about 20 hours of continuing education per year. 

I am a Nashville native starting the education process of real estate investing.

My thought is that if I can get a property with some sort of cash flow, even if it's more work, I'll get both a cash flow going and a major education into landlording, then I can upgrade down to the line to a Class A or B.
