@Raul Velazquez Jr The cash flow looks good, though you may want to consider increasing Vacancy and repairs since rentals in the $650/month range don't draw the most stable clients and tend to have higher turnover. 2% appreciation and rental increase for this property class seems bold.

We used to do that and then we would print out a amortization table and make a separate principle payment with the goal of paying it off in x years even though the interest on the 25 year loan was more (back then 25 years was the norm).

As you write checks and make deposits your income tax return is preparing itself.At the end of the tax year print a simple Profit and Loss report for the time period and hand it to your bookkeeper or CPAYou still need to keep receipts for seven years or so but the works does itself as you write and code each check.Even if you file as an LLC, Partnership or corporation your CPA will thank you.

Double check there's nothing in the fine print that says otherwise, but even if there is I think it's worth a quick call to an attorney to see if it would stand up in court...because that's kind of the whole reason you hire a PE to do a structural analysis in the first place.
