Well to answer your questions I am not looking for you to lending me money  LOLI believe you simply fractionalize the beneficial interest in the deed of trust.. there is a disclosure form right on the BRE website for this.. generally 10 investors or less on a DT is the safe harbor for any securities issues.when I had my HML shop in Oakland every single loan we had on the books was multi bene and that was 50 million worth of them  LOL...

Hi Amy,Thanks for weighing in on this as it is always beneficial to get multiple view points on things.One of the reasons I like Wholesaling and think it is actually easier than many forms of real estate is that I am good at marketing and negotiating and that is the part I like.

You hit the nail on the head, I have NO debt, no cc, car payment or anything (recently paid off my car this year) Currently have around 10k in the bank that I could fall back on. do you think that buying a duplex or triplex to house hack while I have a w2 now could be beneficial?
