@Rick Petersen starting out, many investors make the mistake of not vetting the numbers properly and not understanding the CLASS of what they are buyng.A common mistake we see is an investor applying Class A assumptions to Class C properties.

Here in FL, the home inspection is more than just a QC of the major property components, but also plays heavily into financing and insurance:a) Is the going assumption that the property is sold "as is" or that repairs will be the responsibility of the buyer prior to closing?

(so $650 in taxes means make the insurance $650 as well) this might be off but is closer than you can imagine.keep an eye on the upcoming recession as well. one thing I've been doing is adding 2-3% vacancy to the current rates based on my assumption of damage the recession will have. it's so hard to talk via forums.
