Currently there is a mass exodus of millennials from the Bay Area moving to more affordable areas as they reach their prime "settle down" years, and Sacramento happens to be one of those main locations.We are projected to have the #1 year-on-year rental growth in the nation this year with 10%, and 8.5% the next.

It's being operated by a manager who uses corporate contracts in additional to AirBnB (see "Luxury Condo, World Congress Center") to keep the space occupied.  

Commercial typically costs more and has higher loan fees, plus much higher rent, so vacancy rates are more concerning, but if you have the capital, I would definitely look into NNN or at least NN. 1 tenant ideally, a national high-credit tenant, or if you want to do a strip, probably-3 tenants max to start would be the best idea.
