What data list providers have you used that you would recommend?

Hi @Jennifer Escobar, since MLS has the most up to date sales data, and MLS access is restricted to licensed agents.

I want to be able to walk through a new deal and measure sq of things like tile, flooring, paint, counters, and input the data into the program.

Based on the data I've seen, it appears that Scranton area generates higher rents than the Wilkes-Barre area.

It gets a slightly higher response rate than a yellow letter so far, but it's still in the early stages of data collection.Keep us posted on what you decide to do!

Also the STL Post Dispatch has a homicide map which is also good for getting a feel for how shooty a neighborhood is.A demographic map would also come in handy but may be out of date as that data is usually compiled every decade and STL is changing fairly rapidly in places.
