Any advice would be appreciated and I would love to have somebody that I can message and bounce questions off of now and then and not have to worry about sounding dumb.

Now being an agent AND an investor doesn't necessarily make you good at either one, but if you know your numbers (rehab, rental rates), where to invest and where to avoid, and can provide a guiding hand and voice of reason, you should do well.

I feel the right course is to message them about it, and reiterate that I do not allow smoking inside, and the possible repercussions that would come if they were to.
