looking for the best way to max proceeds on perm coming out of a construction loan 

Rents are not listed for this property, so not sure on cap rate but 4-6% for cap rate is what I typically see. 

I can buy cap rate 3 if Fed guarantee fed rate is 0.25 for next 100 years (would not happen LOL).Typical S&P yield Earning is 4.75.

(Builders here are charging 15% for their contractors fee.)That means that the investment would be:$300k cash and $150k lot value from my grandparents for a total of $450k$50k cash, project management, and some construction labor from myself.To get it built we would need $800-850k.

I am not sure what type of deal you're doing...DSCR, Flip, Construction, etc...but most of the money ultimately comes from Wall Street.

Because I buy properties in desirable areas where people actually want to live vs “cheap” locations, I typically raise rents around $200.00 month every year to keep up with market rates.

SF all in 105k with about 12k net , these are typical deals .

My goals are to cover expenses first, then replace my income, and be capable of having no job by 40, I am 33 now and will always want a job, i just set a 7 year goal to achieve that so that I can enjoy time with my wife and future kids, and take care of our family and circle of friends if ever needed in emergency.Overall these two funds were chosen because MHP's are typically more recession proof and safe.

They typically don’t label themselves as Bird Dogs either.

I have a hard time overcoming that idea...I just don't typically trust people especially when money is involved.
