Hello Bigger pockets community

Does anyone know the current market cap rate for zip codes 92173 and 92154 and can someone recommend a website that provides reliable Cap rate information by market?
I very much appreciate it! :)

@Javier Osuna not many 2-4 units have sold in 92173 in the last 12 months, only 317-319 Foothill Rd which sold for $1.175M with a cap rate of 4.5%.  Same goes for 92154 for the last 12 months...843 Sirrah St sold for $830K.  Rents are not listed for this property, so not sure on cap rate but 4-6% for cap rate is what I typically see.  Hope that helps.
