Kinda looking in the Plainfield area, but really having a hard time spotting "the deal". 

It's in  a good spot on a busy, mixed use street and would be ideal for a number of business rentals: office space for small business, tax accountancy, artist studio, real estate office, small co-working community, coin laundry.

So something to consider is looking for a private lender who is willing to spot you the cash on short notice for a much more reasonable rate.

If you didn't reveal the asking price until they came to look at the property, maybe there was some back and forth negotiations on the spot; at most you may have been presented with an Option to Purchase Agreement in lieu of a P&SA.

In 2011-2012 purchased with 20% down loans 10 condos in sunny San Diego.
