What techniques are good for selecting neighborhood/city regions with high concentrations of junker properties?

The select few in good areas are flooded with investors and can work faster than me because they have more experience and I'm sure some do this as a full-time job.

I know these are key members to have in the "team", but should this play a crucial role in our location selection process?
