C4D strategy financing??????

I am a flipper by trade, short term money, in and out in 6 months, maybe on the furthest outside 9 but I have never hit that time on a property closing too closing yet.
I am seeing huge potential in selling via C4D or lease option, and way I see it is is just a different way to flip.
Problem is, I have always been short term cash. I am throwing it out for ideas on the varying was to carry this financing because it is only viable if I can go to scale.
I currently got thumbs up on portfolio lending but with a caveat that I must start with 1mill in property in a VERY shot time. Could I sure, but, I don't like the pressure to just buy properties, I am very selective, I like to make certain a deal is a good deal. And like I said, flipper by trade ie no portfolio of hold properties.

Now my cash reserves and years of wealth creation, I had a wife.... who is recently ex wife for a reason, a good clip of that wealth is now in shoe form....
