I would suggest getting a permit for it though, that way it's recorded on official paperwork because it will add value to your home and anyone buying it from you next might want to know it was done correctly.  

Occupancy limits strictly enforced.Based on what you are saying and the fact that you plan to live in the home, there are going to be a few challenges here.My best advice in terms of getting this approved using all of the right methods would be:Follow the paperwork to the T.

The paperwork needed is a pain but they are one of the few lenders that will give HELOCs for investment properties.

Like our state, MN is also pretty tough on land lords so I would really think about it before I booked it.If you do, get an attorney to put together the paperwork, but I am not sure it would stand up with the moratorium on evictions.

Then file paperwork to evict as soon as April 1st hits.  

They'll get the paperwork to the bank for the refinance we'll schedule it to close 45-60 days out then start aggressively shopping for the investment property.

If you don't like paperwork or additional restrictions on how you operate then I would give it a second thought. 

It's also a lot less paperwork for you.

Go to a lender and fill out paperwork for pre-qualification.
