There are small towns in Nevada outside Reno that do very well because of the mining job situation.   

Tampa is great for the nightlife and offers a lot of new places to wine/dine but the traffic can get a little crazy.

Seems he's offering most of his courses through the Gary Johnson site. $199 seems pretty inexpensive if it gives you one good idea or avoids a bad decision.  

Whether it says Passive LP, creative financing, fix and flipping, notes, Short Term Rentals, seller financing  etc - I am at the bottom - I can scream no but I far too often hear stories of people quitting their job to pursue real estate and then end up very unsuccessful. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

From my understanding - Nevada, WY, Delaware will not offer you the benefits that you may have heard.

I always say if you have $15,000-$50,000 buy a house, buy a condo, learn from experience, it will be more valuable learning on the job and in the end you have a piece of real estate.   

Sucks but I don’t have the time with my job to manage on my own)I’m thinking to leverage for growth as I’m 27 and may as well take advantage of owner occupancy while I still have the flexibility to move often before a family comes along (if it does haha).

And they will only offer you pennies on the dollar.
